Damp Specialist · Preston · PR1–PR9
Preston spans Georgian Winckley Square, Victorian terraces in Avenham and Plungington, mill conversions in the city core, and 1930s suburban semis in Fulwood and Penwortham. The River Ribble flood plain shapes the southern half of the city. Each housing type and each location has a different damp signature — we diagnose properly before quoting.
One generic damp fix won't work across Preston's mixed housing stock. We diagnose by property type before quoting.
Avenham · Frenchwood · Fishwick · Plungington · Deepdale. Built 1850–1910 for cotton-mill workers. 9-inch solid brick walls, slate damp-proof course (almost always failed). Common issues: rising damp on ground-floor walls, salt staining at skirting, plaster blowing 600–900mm above floor. Fix: chemical DPC injection + replaster with salt-resistant render. From £1,000 — typical single wall up to £6,000 for full property typical job.
Winckley Square · Avenham conservation area · Fishergate. Pre-1840 lime-mortar construction. Listed buildings often. Standard chemical DPC isn't appropriate — specialist breathable damp-proofing systems, lime repointing, breathable plaster needed. We handle Listed Building Consent process. Survey cost identical; fix is more nuanced. From £1,500.
Cotton Court · Friargate · Tithebarn · St George's Quarter. 1850s mill brickwork or new-build concrete. Mill basements (where present) need Type C cavity drain + sump systems — original construction was unwaterproofed. Modern flats hit condensation hard from sealed glazing + limited ventilation; PIV is the standard fix.
Fulwood · Sharoe Green · Penwortham · Lea · Hutton · Bamber Bridge. Cavity walls, slate or felt DPC, fewer rising-damp issues. Main problems: penetrating damp through unrepointed brickwork, blocked cavity weepholes, gutter / roof failures causing wet mid-wall patches. Fix is investigative — trace, repair, re-render only what's affected. Typical job £600–£1,400.
Preston's cotton expansion 1840–1910 built thousands of fast, identical worker terraces in Avenham, Frenchwood, Fishwick and Plungington. Every one used a slate DPC. After 100+ years, virtually all have failed or are bridged by raised pavements / new render.
The River Ribble runs along Preston's south and east boundaries. Properties in Bamber Bridge, Walton-le-Dale, Lostock Hall and the south Ribble area sit on or near the flood plain. High water tables push moisture up through floors and basement walls — passive drainage often isn't enough during heavy autumn / winter rainfall.
Preston gets the full force of Atlantic weather systems hitting the Ribble valley. Annual rainfall averages 950mm — wetter than Manchester. Prevailing south-westerly wind drives rain straight into solid-walled terraces in Plungington, Avenham and Frenchwood, causing penetrating damp through unrepointed brickwork.
Add it together — cotton-mill terrace density + Ribble valley flood plain + Atlantic rainfall — and damp problems are highly common in older Preston properties. The good news: every problem has a known fix, and the diagnostic is free.
Step one is always a free, honest survey. We diagnose first, recommend the fix second.
